Construction & Close Out

As the project enters the construction phase, The Stukel Group LLC will work closely with you and the design team to implement the decisions made during the preconstruction phase. The construction phase includes daily management of budget, schedule and quality. This is done through daily monitoring and communication both with the subcontractors on the project and you, the client.

Our focus is to drive the project communication to create high productivity, high quality, and no surprises. Our experience in managing the construction phase confirms that a project that has a high productivity and is meeting it’s schedule is a project that will deliver the best quality. If issues do arise during construction, The Stukel Group LLC will meet these challenges immediately, include the client and project team in solutions, and implement the solution to maintain the overall schedule.

Construction Phase
During the construction phase, our focus is on implementing the plan formed during preconstruction. Our belief is a well-planned project is the foundation of a successful project. The tools The Stukel Group uses to implement the construction phase of the project starts with the submittal process.

Submittal Process
The submittal process starts with a Procurement/Submittal Log or Schedule. This will delineate when all materials are required on site, working backward to determine the
dates for each submittal to be submitted, reviewed and approved. We will ensure that all required shop drawings, submittals, and mock-ups are received, reviewed, and approved to maintain the overall construction schedule. The Submittal/Procurement log will provide the entire team with an up-to-the-minute information on all documentation needed, the actions required of each party, and the dates of each release of information.

Our full time superintendent on site, is responsible for coordinating the work of all subcontractors through final completion and occupancy. He will lead our effort to manage and control Request for Information (RFI’s) and potential change orders.

Cost Control
At The Stukel Group, we do not “rubber stamp” change orders. Each potential change order is logged into our Change Order Log and tracked as part of a Potential Change Order. We then review each and every potential change order and determine whether the request for change order has any validity. If we determine there is sufficient evidence for a change order, The Stukel Group will determine the market driven value of the change order before any change order is submitted to the client and architect for approval. All potential change orders will be reviewed with the entire team at our weekly project meetings.

Schedule
As indicated in the Preconstruction Phase services, The Stukel Group will use to different kinds of schedules on this project:
• Master Schedule to keep the overall project on track.
• 3 Week Look Ahead to examine daily and sometimes hourly activity of the subcontractors.
By using this duel schedule approach, The Stukel Group can communicate with the building manager, client, architect and consultants on activities that are happening daily in the facility and activities that will happen the following weeks that require coordination.

Safety
Our site superintendent will ensure that the work adheres to the established safety and quality programs for this project. He will continuously review the adequacy of the subcontractors’ supervision, personnel and equipment, and the availability of necessary materials and supplies. He will implement an inspection system for safety programs and procedures to be followed by all subcontractors and develop an on-site recordkeeping system that includes daily logs, progress schedules, site activity and manpower breakdowns.

Quality Control
Quality control is a continuous process that is critical to the project’s success. Quality control starts when the project is in the design stage, when we carefully review the drawings and specifications with the Architect and consultants to ensure that there are no gaps in the scope of work and that the design intent is fully represented in the Contract Documents. The superintendent is responsible for ensuring quality control in the field, with Jim Stukel as his support for material and shop drawing review. It is The Stukel Group’s philosophy that everyone on the project team is responsible for inspecting the job site on a regular basis to ensure that quality is of the highest standards. We will never ask a client if something is “acceptable;” we will reject work that is unacceptable and bring it to the highest standards immediately upon inspection. There are no compromises.
